With the fast development of real estate industry in China, the real estate enterprises have much larger and larger scale, one type of enterprises are more and more , they have the mode of collectivize management and interregional multi-project. How to select the right management model, which is helpful for improving the efficiency of management,for reducing the management cost and for avoiding business risk, is foremost problem of most real estate enterprise in this phase. This paper is focus on theoretical analysis about three different main collective management models in real estate industry, which is , financial, strategically and operational, by comparing the organization structure and the management characters among the three different models. This paper has stated clearly that financial management model, which contains tremendous managing risk, is unsuitable in China.Combining real estate industry management features , strategically and operational modes have been mainly analyzed. The features and application conditions of these two modes have been summarized. Take the Shanghai Music and Raycom InfoTech Park as examples , strategically management model and operational management model were compared ; furthermore , speed of firm growth , technology management of product and others important aspects will also be analyzed. By case analysis , it is conclusion that the pros and cons between two different collective management of strategically model operational model in the following four aspects: development rate of projects , types and stability of products, net profit rate of projects and development speed of enterprise.Selecting the suitable management model , enterprises will take"lower the finance and business risks , improving management efficiency"as principle , combing business philosophy and the development phase of industry and enterprise. The key point is that each kinds of management model has its own inside and outside circumstance , and also has perfect mechanism of supervision and administration. Successful enterprises must make the appropriate management model in use.
