Real estate Project is a com plicated system characterized by high inv estment input,high risk ,long industrial chain and periodicity ,many professions and connections involved. The decision making of real estate project depends mostly upon experience and qualitative analysis,lacking the professional and systematic guidance of risk management methods. The research on the internal rules and risk management methods is not enough from the government,academic institutions and enterprises. Therefore,it is ve ry n ecessary to have a d eep research on the risk m anagement method of real estate project. The content of the dissertation is as follows:Firstly,mainly introduces the research background,relevant research results at home and abroad,and the research ideas and m ethods;analyses the related theory about project m anagement,summarizes the content and methods of project risk management,risk ide ntification and risk evaluation ,so as to derive the risk management theory and method of real estate project,analyzes characteristics of it,mainly including risk analysis,macroscopic environment analysis,microcosmic factor analysis and economic benefits analysis,and elaborates the process and m ethods of risk identification.In the dem onstration part,takes Beijing City Metr o Mentougou Chengzi area 21-218 housing project as the actual case ,using the risk identification and risk evaluation m ethod and SW OT to analyz e the advantages and disadvantages ,opportunities and threats. In the part of project risk evaluation and management,uses the fuzzy evaluation theory to judge the ri sk degree in order to provide support for decision analysis,also analyzes the current situation of risk management,put forward risk management measures.
