| With the development of the market economy, it's not unusual to find the business of rural house sites. Based on the investigation results of the Danyang house-site, this article has also analyzed the degree of land use right transfer will, it for the owner of the Danyang house-site. From the reform of the structure of property rights of house-site, this paper has put forward the idea, which is to realize the free circulation of land use right, we should enlarge the power of homestead. On this basis, this paper has designed the model of market-oriented land use right transfer, and verified the model of market-oriented land use right transfer, with the exit homestead as an example. The model which has been designed to provide a new idea to solve the problem of market-oriented land use right transfer in the countryside. The results of specific study are as follows:(1) This dissertation has designed the questionnaire, based on the concerns of house-site users, and selected the town of Yanling as the sample survey area. A total of 240 questionnaires,228 were recovered,201 valid questionnaires, the effective rate was 83.8%.(2) It has analyzed and discussed the status of homestead which is based on the survey data of Danyang house-site; analyzed the willingness of rural residential land use right transfer correlation analysis of factors, and constructed the model of the will of farmers land use right transfer, which based on the model of Logistic.it reveals that the factors of the householders own personal will directly affect the householder agree the decision-making behavior of house-site circulation.. It has a high degree of willingness on the rural land use right transfer, which are the factors of age, education level, family population,family income, and income sources. With the further development of the rural economic level, more and more rural residents will accept higher levels of education, it is best to obtain the corresponding income will be rising, the possibility and the willingness to leave rural areas will be stronger and stronger.(3) It has aimed at the problems which has existed in danyang house-site circulation, and analyzed the causes for these problems from the property elements, and then extended the power of the homestead, and verified the extension of the power of the homestead, with the "Jiepai Village" as an example. (4) It has put forward the idea of the rural homestead market-oriented reform which is based on the existing reform ideas. This article has analyzed the relationship among the subjects of the homestead circulation system, designed the model of the land use right transaction, and gave the operation of house-site transfer points. And it has verified the circulation system of the homestead, with the exit homestead of danyang and a case of specific deal as the example. |
