The Research On The Cost Control Of FHXC Project

The real estate enterprises are the pillar of our country. For a long time, they played important roles in the development of the domestic economy. The FHXC project is a new type of development project which is carried out by the municipal government with the purpose of promoting the urban-rural integration. As the builder of the FHXC project, the author of this article mainly analyzes the cost control of the FHXC project.This article gives a detailed account of the development model and the participants of the FHXC project. Moreover, it analyzes the cost control of the FHXC project and finds out the disadvantages of the traditional cost control and its method which is worth using for reference. On this basis, it applies the dynamic process management on the cost control of the construction project. It controls the cost of the project dynamically in all of the decision-making stage, the design stage, the tending and bidding stage, the construction stage and the acceptance stage. And then it sets up the performance evaluation system for the project cost control. This article estimates the investment in the decision-making stage by using the unit productivity estimation method. With these methods, it controls the preliminary estimate by the investment estimation, and it also controls the project budget by the preliminary estimate and controls the completion budget by the project budget. Meanwhile, it implements the limited design and the optimal design during the design stage and it also implements the multiple index comparison evaluation, the comprehensive scoring method and the earned value method for the research of the project cost during the construction stage. Moreover, it analyzes the cost control of the project from the aspects of economy, contract, technology, management and so on. It also sums up the measures and methods for the project cost control. By example analysis, it applies the cost control, which is based on the process management, to the practical project, so as to prove the effectiveness and practicability of these methods and then finally generalize the conclusion of this article.
