As China's housing reform system continues to advance, the real estate industry presents a booming trend, become a pillar industry of the national economy. The healthy development of the real estate industry, can improve housing quality, improve their living standards, meet the people's growing material and cultural needs; can also promote consumption, expanding domestic demand, thus stimulating investment growth; human resources in the play, expand social employment aspects also play an important role. Realization of the real estate industry's continuing health development, a well-off society in an all-round way, and accelerate socialist modernization of great significance. The real estate industry is affected by economic, social and technical factors, facing more uncertainty, is a high investment, high-return, high risk sectors.As one of ournational pillar industries the real estate industry plays all important role forthe healthy development ofnational economy.However,because the investment ofrealestate roject is large,the developing cycle is long and the unforeseen factors in process arenumerous , the investors inevitably faced with all kinds ofrisks.And the open ofreal estatemarket is still not ery long , SO the managers are lack ofrisk awareness and the riskmanagement levels are rather low.In recent years the state'S macro-control to real estateindustry have stepped up,which causes that the risks in real estate developing processincrease greatly . Many developers cannot face sudden risks, and they may lose significantlyor even go bankrupt.Such lose not only affects the developers , but also harms the interests ofpeople.Therefore,the study on wholeprocess risk management ofreal estate projects isnecessary and significative.Real estate project implementation is a complex, one-time, involves many relationships and variables of complex systems. Impact on the system of risk factors influence many, intricacies, at the same time, different risk factors, the consequences of different severity. Capable of achieving the desired results of great uncertainty.Therefore, it can be said, the core real estate project management is to risk management. Risk management in real estate projects, should be carried out scientific risk analysis, risk prevention and risk mitigation. Real estate project decision phase is the entire process has the largest uncertainties, those most at risk. The correctness of decision making related to the uccess of the entire project, through the application of scientific methods and tools for decision making, make optimal decisions, ensuring real estate project achieved good social and economic.Real estate project risk management research is both a theoretical activities, but rather a practical activity. Theoretical research always lag behind the practice, because of the risk management of real estate projects in the country's long, plus my knowledge level are limited, there are some issues and phenomena need in future work practice further discussion and research.
