CRM is the strategy of choosing and managing customers in case to achieve the optimization of the value of customers in the long run. As a kind of operating strategy which takes customers as the centre, it redesigns the operation function and reorganize the work flow through information technology especially the network and the database technology to achieve the development both of enterprises and customers.In China currently exists for all industries, real estate may be a particularly need to accelerate the maturity of the industry, therefore, the real estate industry is a particular need for crisis management industry. From the internal perspective, from the project appointed, project design, marketing, property management and so on each aspect of the operation, there is a huge manpower for space, this space contains many continuously eliminate hidden dangers, contains many eventually evolved, the real estate enterprises to adapt to the environment and the change of competitive environment, it is necessary to introduce customer relationship management, in order to help real estate enterprises to deal with new challenges.This system has realized partial function of CRM and achieved effective management of customer information in order to provide comprehensive and personalization customer data to specialists of sales, marketing and customer service, and strengthen track service and information analysis, thus enables enterprises to offer quicker and high-quality service in case to increase the satisfaction degree of customers, attract and maintain more customers and thus increases the profit. The database design and system design of the customer relationship management system are also introduced in detail in this article, finally, comprehensive and concrete tests are carried on to the performance of this software. Certainly, the customer relationship management is not completely equal to the CRM software. Only if it take the idea and method of customer relationship management as the guiding ideology, the IT technology as the tool , can the corporation be at an advantageous position in drastic competitions.
