Under the influence of traditional views on living at home to spend later years, there are growing demands on home-based care residence. However, the status quo of residence is not optimistic, and there are many problems in the course of implementation. This study mainly discusses the attributive features of urban elderly impact on the demands of home-based care residence, aiming to provide pertinent suggestions to the development of residence.The study divides the attributive features of the elderly into lifestyle, physical condition, economic condition and cognition on elderly housing policies, and divides the demands on home-based care residence into the demands on living patterns, living environment and design of residence. This study also constructs the study model on the basis of the Elderly Migration Theory, the Sciences of Human Settlements, Need-hierarchy Theory and the theory of elderly residence policies cognition, and proposes nine research hypotheses. According to the hypothesis content, this study designs a questionnaire. The questionnaire consists of seven scales; they respectively are the scale of the elderly lifestyle, health condition, economic condition, cognition on elderly housing policies, the demands on living patterns, living environment and residence design.This study collects data by a questionnaire survey, and evaluates validity and reliability of the questionnaire by item analysis, factor analysis and reliability analysis. Then, the thesis tests hypothesis by descriptive statistic analysis and one-way ANOVA analysis, and the nine hypotheses are all verified. The study finds that the elderly persons with the different attributive features have different demands on home-based care residence. Specifically, there are evident disparities between the independent self-help elderly and the inter-generational mutual help elderly in the demands on living patterns. There are also evident disparities between the cultural recreation elderly and the entertaining recreation elderly in the demands on leisure places. Finally, there are evident disparities among the conservative consuming elderly, the life-enjoyed elderly, the elderly of different economic condition and cognition on elderly housing in the demands on property management and indoor facilities.
