The Research Of Small Units Dwelling Based On The '9070' Policy

The'On adjusting the housing supply structure as well as stabilizing housing prices'was issued by the Ministry of construction department on 29th May 2006. It prescribes that all newly approved, constructed residential development, including affordable apartment, the ratio of units which area less than 90square meters, will must reach the 70% of total GFA of the entire development, shall come into force as of June 1, 2006, this is so called '9070' policy. This essay intent to point out that the emphasis of China's dwelling development will be placed on building more ordinary small and medium-sized dwelling units with appropriate area,(?) and eco-friendly, after analyzing the unban dwelling development of some developed counties and regions (Japan, Singapore, Norway, Germany, Hong Kong), as well as the development history of China. This relates the China's reality and sustainable development of dwelling.This policy has been encouraging the research of small and medium-sized units dwelling in architectural field, promoting the development of small dwelling units since the first day of its operation. This essay is targeting the small units dwelling fewer than 90 square meters as the research object, putting forward the design theory and principles as the result of analyzing the changing and development of dwelling demands based on the study of urban family structure and various lifestyles:the compactness, meticulous and flexibility of space with the support of well-selected advanced technology, and exploring the design methods of small units dwelling accordingly, throughout the research of wide range of design practices in Hang Zhou from various perspectives, such as the spatial function, spatial scale, spatial relationship, spatial combination methods.In addition, after the study of potential issue of small units dwelling nowadays---the long term needs of space adaptation, this essay is also exploring the 'design flexibility' under the background of ageing of population, the limitation of green dwelling research, the law issue which limited the development of small units swelling, optimizing the design methods of it, making the small units dwelling more vital and more powerful.
