The real estate industry is one of the pillar industries that support the country's economic development. The emergence and development of real estate industry have very strong connection with the finance industry. Real estate finance refers to the borrowing, lending and settlement based on the development, operation and trade within the finance industry. Along with the rapid progress of the real estate industry and the increasing efforts that the government takes to implement macroeconomic regulations, the real estate industry is seeing more risks nowadays.By giving the definition of and the relationship between real estate industry and real estate finance, this article first analyzes the present situation of the development of the real estate industry and some major problems behind the phenomenon, and points out that the Beijing real estate industry will keep growing in the coming five years while the finance risks certainly do not seem optimistic. The third part of the article introduces the methodologies of risk identification, risk assessment and risk handling in the real estate industry. The fourth part, from a bank's point of view, discusses about the risk control measures in real estate development loan and the personal home mortgage loan. Combining hot issues in today's real estate finance, the article discusses on the personal home mortgage loan risks and related risk control measures in specific, and suggests that the personal home mortgage loan backed securitization is good for the scientific and internationalized risk management in the real estate finance.
