Real Estate Credit Risk Control

The topic of this thesis is risk of the loan for real estate. The loans for real estate have been developed very quickly with the great development of real estate in China. The proportion of loan for real estate in asset of commercial banks has grown quickly. The loan for real estate have some benefits from other loans, such as low risks , high profit and others. But commercial banks have not enough attention to the risk in loan for real estate. The period of construction of real estate is very long, meanwhile, the situation of development of economics always change. If the growth of economics slows, there will be many difficulties that commercial banks have to face. The thesis tries to get a conclusion to the reasons that the risk of loan for real estate happen. According these reasons, the thesis would give some solution to avoid these risks as more as possible.The thesis can be departed as three proportions. At first, the thesis will give some concepts about real estate and loan for real estate. Specially, according to"Financial Instability Hypothesis", the thesis would give some reasons that why there will be so much risks will happen in the loan for real estate. From the research on these subjects, we will realize the reasons that these risk happen.Secondly, the thesis will describe the situation about the real estate and loan for real estate in China. The fast development of real estate in China brings many chances to the development of Chinese economic and commercial banks in China. But we must notice that there will be some danger in the process. The loan for company and individuals both have some risk.
