With the real estate market is increasingly competitive, the major line real estate developers stationed in Kunming, Yunnan Junfa real estate lead as a threat. At present, China’s real estate business sales management model is in the "product-centric" to the transition phase of "customer-centric" transition. Can effectively grasp the intention of customers, and the deal has become real estate enterprises to improve competitiveness and brand value of the core. How to attract customers in the fierce competition to seize the market, it has become the most important issue facing the real estate business. Research on a Yunnan Junfa real estate sales management system that can effectively promote the relationship between businesses and customers, improve customer loyalty and satisfaction of the enterprise, is a new management mechanism. Real estate sales management system in the enterprise,can help to change the real estate business philosophy and work processes to better serve our customers.The paper introduces the background and significance of research and development projects, status of similar studies abroad, combined with the actual situation in Yunnan Junfa real estate sales management, analyzed the existing business processes, for the original management deficiencies were business process reengineering to meet new management model and market demand. Dissertation on the system for a detailed functional analysis and data analysis. Use UML modeling language gives the system use case diagrams and package diagrams and described in detail; the relationship between the use of class diagrams and tables to the database of the detailed design Junfa real estate sales management system is divided into six functional management modules:the interaction between customer information management module, marketing management module, transaction management module, data analysis module, service module and system management module, each module is completed and organic be functional sales management system. The system has improved rights management capabilities, the system can be used according to the permissions set by management. Development and application of this system to improve Junfa real estate marketing management and information management, has important practical significance and practical value.
