The real estate industry, which is a leading and foundational industry, have an important position in the national economy. So the deep and systematic research on the real estate investment is necessary. In this paper, the basic theory, major contents and methods of real estate investment were discussed. Also, the theory system and operating-mode of real estate project investment were established.The main research results and conclusion of the thesis are as follows: (l)Combining with the interior system of real estate project, it discusses the operation procedure and makes the basic operating process clearlier than before. Most importantly, it analyzes the relation among the projects, government departments and cooperation enterprises during development.(2) On the basis of the analysis of the history of the real estate in our country and of the condition of the real estate in primary developed nations, it points out the problem of the real estate investment in our country. At the same time, it studies, as to the possibility of research of real estate investment, the necessity and concrete way of thinking, main contents and method of the analysis of market environment.(3) It researches the possibility of real estate investment from quantity mainly. It established the investment credibility model of a certain real estate item under various factors' affect and the mathematics model of investment allotment in the request of higher interest and lower risk.(4) This article discusses the related contents of the financing and of real estate investment. On the basis of comparing with the different financing methods, it studied the new financing methods and its' advantages.
