With the characteristics of huge investment amount,long-term period and more uncertain factors,the success of the property projects depends on the sound policy which is based on the scientific analysis and calculation of the project according to feasibility analysis,therefore,the precondition of the project success is to make the feasibility analysis perfect.With the scientific technique estimation method,the feasibility analysis is the synthetical research to conclude whether the project is feasible,by educting a series of estimation indexes on the ground of the comprehensive and systematic surveys, researches and analysis on the project to be developed before the investment decision of the project is made.The feasibility analysis on investment is a must before the implement of any property project,the target of which is to proof the possibility of the particular project.Until now,the domestic departments in charge have not formulated the contents of feasibility analysis on property projects.Therefore,the author attempts to do some primary researches on the contents and methods of the feasibility analysis on the property projects,which could provide some reference for the related work of property enterprises.As the key reconstruction project of "Village in City" in Changyi county,"JIAHE GARDEN" residential district is one of the most important development and construction projects of real estate in Changyi.The research target of the thesis is to draw an all-round,feasible,reasonable and scientific conclusion by comprehensively applying various theories of project estimation and closely basing on the practical situation of this project,which could provide a reference model for the similar project estimations in this industry.This thesis firstly expounds the particularity and necessity of the reconstruction project of "Villages in City",and analyzes the feasibility of the project combining the general qualitative analysis of data and a large number of statistical current analysis;and then focus on the evaluation of regional economic and market environment,investment estimates,sales,financial evaluation and selection of targets,the uncertainty analysis and evaluation,and other aspects of the national economy rating.Secondly,this thesis analyzes the technical evaluation gradually and roundly which is the most complex and vital in real estate construction project,and then evaluates the feasibility of the reconstruction project of "Villages in City".Based on the feasibility of the property project,the author analyzes the huge sum of fund,researches the profit of the project by applying various financial indexes from the angle of qualitative analysis and further studies the risks of the project through the sensitivity analysis,then proposes some relevant strategies.Finally,this paper draws the conclusions of the analysis of the feasibility of the project and some suggestions for the problems.Through a large number of charts,this thesis combines various evaluations of real estate projects effectively,then draw a systematical conclusion.
