Chinese government now stipulated that dealing well with of people's housing is an important problem in harmonious society's constitution. The housing concerns with people's immediate and vital interests; the housing price has climbed year on year since 2003, which has almost exceeded many persons'purchasing power, and housing issue has been one of the most concerned problems in all ranks.As a capital city in southwest China, Chengdu developed its housing market fast with the whole country real estate's progress. All kinds of key indexes have increased heavily. In 2003, Chengdu city real estate developmental scale was 27,174,600 square meters; A mount of land supplies were 1,388,000 square meters; the commercial residential buildings which have completed sold for 9,644,000 square meters and the average price of commercial residential buildings in main districts was 2726 Yuan/square meter. In turn, 2005's were 33,217,500 square meters, 3,453,000 square meters, 11,288,700 square meters, 4085 Yuan/square meter. The various leading indexes had a comparative rising.Accordingly, people all guessed what the situation is that main districts housing market in Chengdu city the present? How large is the housing demand after all? How about the structure of the housing demand? The series of questions are not only the issues that all ranks concerned but also the problems that we should study and analyze. For this purpose, the author took advantage of part data of Chengdu city current residential market, which made by Chengdu Housing Administrative Bureau in August, 2006, to make a deep analysis of the residential demand structure in Chengdu city main districts. It would contribute to studying the relevant problem about Chengdu city housing market and prompting the real estate market's health development.The paper started from the concrete character of housing market's demand and adopt comparative tradition analysis. Firstly, the fundamental theory about housing demand and demanding structure was spated, making great efforts to find the major factors which affected housing demand from theory. Secondly, the author carried out a initial analysis to the current housing situation of Chengdu city main districts and analyzed comprehensively housing demand of main districts from various angels. All these foreshadowed for the analysis of housing demanding structure. Then, he forecasted housing demand of Chengdu city main districts in 2006-2010 generally through using three approaches. In the following, he predicted the structure of housing demand in 2006-2010. And it based on the proportion of housing acreage acquired through sampling investigation. Immediately, the author sought some proof to analyze it according to the housing rent and buying choice, purpose choice and housing position choice theory. Finally, the author took some suggestion to the market participators and the governmental administrators by means of his achievement about housing demand structural analysis.
