With the sustained, fast and sound development of our national economy in recent years, the system of market economy become perfect and standard further, industrial structure need upgrade and the proportion of the third industrial has increased, estate as the status that one of the foundation and pillar in national economy strengthen, it becomes the hot field for investment and the amount of investment has increased rapidly. However, it is disadvantageous that estate investment has lots of traits itself such as larger amount of investment, longer investment cycle, fixed location etc and faces variable environment at any moment, so estate investment contains tremendous risk. It is necessary for estate investment to analyze risk and find countermeasures to lessen risk cost for the sake of the sustained, healthy development of real estate.Based on recognizing adequately theory and practice of real estate investment risk analysis both here and abroad, author used the method of combining qualities analysis with quintiles analysis, and theoretic analysis with practical analysis, to study investment risk of real estate in this article. First of all, it identifies main risks from four processes of real estate investment; then the article introduce a few of methods of identifying risk to identify risk scientifically and exactly; then analyzes metrical methods of real estate investment; according to above all, the article studies countermeasures of dealing with risk to lessen, avoid risk cost and the sustained, healthy development of real estate.The dissertation consists of 5chapters:Chapter 1 of this dissertation interprets mostly research background and significance, analysis research actuality inside and outside country and the dissertation' content and innovation.The second chapter expatiates the meanings, function and characteristics of real restate investment risk analysis; then from the four phases of real estate investment: investment decision-making phases, obtained ground phases, building item phases, management phases, interprets risk factors that met likely in each phases.The third chapter describes five kinds of methods on real estate investment risk...
