With the economic of Ganzhou growing faster and the economic relationship between CHANG-ZHU-MIN&HAIXI economic circles, the commercial real estate in Ganzhou is expanding rapidly. Focusing on the high profit in Ganzhou real estate especially on commercial real estate developing, and more influence on big cities in country policy control, more and more excellent real estate development companies joined ganzhou exploitation. In recent years, the prosperous phenomena of commercial real estate can be seen everywhere in Ganzhou no matter in demand or supply market.Shenzhen CATIC Group is a large and comprehensive group. These years, CATIC Group has spent much money on developing commercial real estate and join in ganzhou real estate exploitation from2007, However, ganzhou city belong on second and third tier cities in China, Compared with Shenzhen real estate investment, having more different points, Certain terms of High profits and high risks of real estate development projects, In order to avoid investment risk and obtain a better return on investment, Ganzhou Real estate project development strategies and risk measures was studied in this paper.Firstly, macro environment of ganzhou the real estate project development--Development of urban construction and commercial real estate industry and problems wih development trends was analysised in this paper. Secondly, analysis on the characteristics and influencing factors of the real estate development in Ganzhou Ganzhou real estate project to arrive at the main risk factors, and specific preventive measures was raised. Next, research on risk identification and classification in real estate development of Ganzhou CATIC Group. Finally, development risks on a large-scale real estate projects--"GanzhouAir City" was studied with Positive law on the basis of "SWOT", development risks and Countermeasures was raised.The study on the risks and settlement in the commercial real estate which the Group is carrying out is to offer some valuable ideas for the Group to prevent the risks effectively and offer experiences for the real estate investment in the second and third tier cities.
