Urban Residential Spatial Structure

Residential location and residential space are two concepts that they are different, but contact closely. Residential location is only a representation on the urban space, behind which there is a complicated proposition that gathers economy, society and human, and this is residential space structure.This paper proceeded with the review of urban residential space organization firstly, and obtained the characteristic of the present urban residential space structure which contained the residential space expanding outwards in the form of lap structure, radial developing along main traffic road and residential zone with more cores. And then this paper analyzed the forming mechanism of urban residential space structure rely on the residential space structure theory belonged to school of new classical economics, mainly including realizing the location equilibrium by using bid-rent curve and land rent curve, and describing the trade-off theory, and revising the trade-off theory by introducing residential density, and making density, location and condition analysis to the residential redevelopment. On the basis this paper discussed how the policy impacted the urban residential space structure, mainly explained how the policy of residential density controlling and urban border impacted the urban residential space structure. Besides this paper analyzed the main influence factors of the urban residential space structure.In addition, this paper made research on the ordinary commercial residential space distribution of Changsha city by selecting 76 representative residential districts, using full and accurate data, and using the method of factor analysis and cluster analysis. The result showed the character of the ordinary commercial residential space distribution of Changsha city was obvious lap structure, fan-expansion and block structure. The reason mainly included the course of city development, urban planning, the reconstruction of old city and the rapid development of national and real-estate economy. Finally, this paper proposed the development trend of the ordinary commercial residential space structure of Changsha city which contains the lap structure will be more outstanding, the fan expansion will be cover more directions, and the mode of many cores will be more obvious.
