The market system of real estate in China is formally established with the abolishment of housing physical distribution system since 1998. With the changing situation of macroeconomics, real estate market and macro-control policies are changing accordingly. Under these macro-circumstances, the development status and the status after the 11th National Games are the main concerns of the government, real estate enterprises, and citizens of Jinan City. Therefore, through many theoretical and practical researches, the author makes a comprehensive study and prediction on the development of current and future real estate market in Jinan City.Starting from the development status of real estate in Jinan, the thesis gives us a quantitative and qualitative analysis of the development characteristics and prediction on future investment scale, supply and demand scale and price of real estate in Jinan City by means of mathematical statistical methods, based on the historical development data and field survey. According to the research results, the thesis puts forward some countermeasures and suggestions for promoting the sound development of real estate market in Jinan City. And draw conclusions.The thesis can be divided into six parts:Introduction mainly defines the research object and demonstrates the research background information, status, contents and methods, as well as its significance.The second part focuses on the theoretical framework of the whole thesis, and some relevant theories of real estate market development have been elaborated, including rent theory, supply and demand theory, price theory, cycle theory, and macro-control theory, etc.The third part is devoted to the development status of real estate market in Jinan City, including the development course, investment analysis, supply and demand analysis, problem and opportunity analysis, etc.The fourth part is mainly about the predictions on the development scale of real estate in Jinan City, which elaborates the prediction basis, contents and methods, and gives us a quantitative and qualitative analysis on future investment scale, supply and demand scale and price of real estate in Jinan City by applying statistical mathematical model. The fifth part, based on the development characteristics of real estate in Jinan City, mainly discusses some countermeasures and suggestions on land development mode, product market structure, housing supply system, as well as development & layout, information system establishment, and market supervision system of real estate in Jinan City.Conclusion, the last part, is about the thesis evaluation and prospects.
