Today, science and technology is developing by leaps and bounds, and the world economics is integrating very quickly, humans not only started a new era of information and knowledge, a new era of economic and technological globalization, but also began a new era of global competition. As a new competition subject, city has collected more and more attention than before.This article firstly introduced the concept of the urban competitiveness, and studies of domestic and foreign on the relationship between competitiveness and real estate market, and then evaluated current relationship between competitiveness and real estate market. In drawing on previous research based on the results, this article presents the theoretical basis of study on the relationship between real estate market and urban competitiveness, and conducted empirical research.First of all, following the systematic principles---scientific, rational, workable, this article put forward evaluation index systems of urban competitiveness and real estate market separately, and then built a function model for the study of this relationship. By regression analysis, we can get the details of interaction between the two from a static point of view.And then this article selected the specific indicators, it did empirical research on the relation between the two from a dynamic point of view, by measuring the rate of growth of the economic cycle and the real estate market cycle and the method of h-p filtering and other Econometric tools.Finally, according to results of the analysis, combined with the background that Shanghai is building an international economic, financial, trade and shipping center, and the current situation of urban competitiveness and the real estate market Shanghai and issues between them, this article put forward specific policy recommendations to promote the coordination between the urban competitiveness and real estate market of Shanghai, in order to enhance the overall competitiveness of Shanghai in the future.
