Real estate industry has been the mainstay industry which accelerates national economic growth because of its strong industry relationship and big driving coefficient. With the continuous development of real estate and implementation of the housing reform, real estate consultant has become a new and hot occupation. For a long time, the performance evaluation to the consultant in real estate industry has emphasized on the achievement evaluation which based on the sales quantity. As the real estate industry been up to be more and more standard, its disadvantage has become more apparent. Therefore, establishing a scientific and practical evaluation system for real estate consultant is very important.After expounding the problem's foundation of human capital theories and human capital value measurement theories generally, this paper selects an evaluation index system of real estate consultant, the purpose of which is to design a more scientific and more reasonable valuation approach of real estate consultant. This article mainly covers the following aspects:Firstly, based on the background and meaning of real estate consultant, this paper summarizes the content and forms the overall framework of the structure which designs the collective train of thought for the next study.Secondly, based on human capital and human capital value measurement theories, this paper analyses the deficiencies of current evaluation system about human capital, which paves the way for the following research.Thirdly, after collecting the evaluation indexes of real estate consultant, this paper designs a questionnaire for the evaluation, and makes a reliability testing based on the results of questionnaire.Fourthly, this paper predigests the index system of real estate consultants' human capital pricing and forms the index system for evaluating the relative value of real estate consultant in enterprises, then establishes the real estate consultants'human capital relative pricing model with the method of multilevel fuzzy comprehensive judgment.Finally, this paper analyses of preceding theories by a case, and builds a web-based software system for real estate consultant.This paper increases the requirement of behavior performance and development potential for the performance evaluation to real estate consultant, and decreases the proportion of sales quantity which is a completely new innovation. It changes the old method that only focuses on the sales quantity.The result of this paper has important significance in theory and practice. In theory, it not only be able to measure the development of real estate consultant and encourage them to make a progress, but also to make the job about achievement evaluation more focused and active. In practice, this paper designs a soft system for the evaluation of real estate consultant which not only effectively lowers the error rate of subjective judgment, but also makes the decision-makers obtain evaluation results fast and accurate from multi-directional,multi-angle, thus saving considerable human and material resources.
