As part of thehuman capital finance,Human capital raising is a prerequisite for human capitaloperation. Human capital raising is a process, using the related technology to raise themost suitable employees for enterprises at a reasonable cost, according to the needs ofthe work. To be specific, there are two ways to raise human capital: external way(human capital from the market) and internal way (human capital internal training).Under the condition of market economy, the former mainly achieve by bargainingbetween the owner of human capital and enterprise (Recruitment); the latter way baseon enterprise hierarchy, relying on the management of administrative authority, takecommand to obey the way (exercise) to achieve. Reasonable human capital raisingand control of the enterprise is playing an increasingly important role to gainingcompetitive advantage for enterprises at the beginning. In the development of realestate enterprises, the importance of professional talent makes human capital raisingmore important.Real estate enterprise in our country have a short-time development,various aspects are immature, many problems exist. The major problems exist in theprocess of real estate enterprises’ human capital raising are as follows: the lack ofhuman capital raising plan, low raising efficiency, raising cost accounting is imperfect,raising risks exist.In this paper, we used the method of combination of theoretical research andempirical research, we research human capital raising relevant theory in a wide range,using the Hua Sheng Real Estate Co. Ltd as the research object, using the literatureresearch method, survey method, case analysis, comparative analysis, linking theorywith practice, analyze the status of the company’s human capital raising work in detail,in order to find out the problems of the company’s human capital raising. Throughanalysis of the problem, we put forward the corresponding improvement measures, soas to improve the company’s human capital raising work. Improvement measuresmainly include setting human capital raising planning, selecting the reasonable channel to choose human capital, completes the talent pool, perfecting raising costaccounting, creating the raising risk management mechanism, and makingcorresponding risk control measures according to various raising risks.The proposedmeasures to universal problem, has important reference value to other peerenterprises. |
