China's individual housing mortgage began in 1992. Until December 2009, remaining sum of individual housing loan in China has reached to 4.38 trillion Yuan which increased more than 30 times compared with net sum of personal home loan (135.771billion Yuan). Since personal housing loan has became mortgaged, at the same time due to skyrocketing of housing price and booming period of real estate's industry in China, individual home non-performance lending are comparatively low (0.93% in 2008), many banks have put home loans as high quality assets which means low risk, high revenue for banks, consequently, banks loosed management of personal lending by using kinds of means. American subprime mortgage crisis in 2007 stem from some borrowers'credit lacking in housing credit market. Serious result of the crisis remands us that we must enhance credit risk's management on individual housing mortgage; improve China's bank credit management level. Therefore, research on credit risk's management of individual loan become the realistic meaning and applicable.This paper mainly study credit crisis of individual housing mortgage, to begin with, first chapter introduces background, sorts out other researchers'thoughts on the credit crisis about personal housing mortgage, present this paper's writing thinking and innovative points; Secondly, the paper defines the concept related to individual housing credit crisis; In the third chapter, the reason of emergence of credit crisis have been analyzed from perspective of information asymmetry, and researched realistic world on the reason of risk appearance with macro and micro factors that affect individual housing loans'risk and moreover, new opinions which mean that lack of interaction of first payment rate with the change of housing price first payment rate, personal mortgage business, region concentration, housing sales and loans model with individual loans will cause the rising of credit risk. The fourth chapter mainly exhibits condition of credit management on bank's individual housing mortgage from the perspective of imperfection of personal credit speculation system, lagging of credit risk measurement, imperfection of risk transfer system, lacking of some institution, especially by analyzing forming process of American subprime mortgage, furthermore, come to conclude that risk transfer measurement such as securitization can not diminish the risk, risk transfer can derivative more credit risk; Finally, this paper proposes some suggestions concerning enhancement of personal credit risk management, thinking that by enforcing credit risk's transfer such as collateral, insurance, housing mortgage and so on, concerning securitization of assets, we should avoid new risk that affects bank by setting fire wall between bank and subprime derivatives.
