With the further development of the housing system reform in recent years, the individual housing loan grows rapidly in China. Because of its reliable guarantees, comparatively high profits and lower risks, the individual housing loan business has got more popular in commercial banks and the proportion with the bank credit is increased day and day. But the bad loan of the personal housing credit is climbing with the rapid development of the personal housing credit in commercial bank, and the risk of the personal housing credit appeared gradually. In particular, in the background of the current financial crisis, the Chinese economy has increasing uncertain factors and the risk of personal housing mortgage loan began to be exposed. If this problem cann't be solved successfully, it will do harm to the healthy development of our commercial banks'personal service, and their competition capabilities. On the base of the mention above, the paper carries out an analysis of risk management research and put forward countermeasures, hoping to help improve the risk prevention capacity of China's commercial banks and promote the healthy development of the housing loan market.The paper divides the default risk by individual housing loan borrowers into three categories: forced default risk, prepayment type of default risk, termination payment type of default risk. On the basis of the careful theoretical analysis of these three types of default risk, the paper put much emphasis on the risk performance of our current situation. We find that in our country forced default risk is still serious, early repayment is becoming more common phenomenon and the proportion of termination payment type of default risk is increased .So then this paper try to find the deep-seated reasons from the borrower ,macroeconomic volatility, supporting policies and the current risk management deficiencies of our commercial banks. Finally, on the basis of studying the risk management advanced experience of the foreign personal housing loan, fully contacting China's actual conditions, promote and set up a multi-level risk management measures.
