Since the housing market reforms in1998, the real estate industry has developed rapidly, its proportion in the national economy is gradually improving and now become a pillar industry of the national economy. There is a sharp rise in housing price, while the rapid expansion of the real estate industry. As an important part of housing price, the land price play an important role in the effective control of urban housing prices. Meanwhile, with the advantage of high speed, large carrying capacity low cost and so on,the urban rail transport has make rail transportation convenience and time cost as a major criterion to judge the convenience of residents. The change of residents’living concept has led to the demand for residential land, which stimulating the high rise of the land price. Therefore, research of urban rail traffic on the surrounding residential land prices play a very important role.This article made the following main conclusions:(1) Rail transit Line1line issue surrounding residential land price analysis.Using exploratory analysis and combining of Kriging interpolation method, construction of urban rail transit Line1line issue of residential land prices around databases, conducted an analysis of spatial distribution of rail traffic around residential land prices, and has the following characteristics:①Rail traffic around residential land price was substantially higher than the main city area of residential land price;②Rail transit Line1line issue surrounding residential land prices in West direction, showing a trend of decreasing toward the periphery of the town centre;③Rail transit Line1line a cluster of surrounding residential land prices high, indicates that for urban rail transit construction, agglomeration effects, amplification effect of the multiplier marked surrounding areas;④Rail transit Line1line distribution premium around a graphic diagram shows the spatial distribution of residential land price and distribution of rail transit stations with strong consistency, indicating construction of rail transit stations, improving around the differential land rent, thereby stimulating the surrounding residential land prices rising.(2) Orbital RADIUS traffic impact studies. This article from the perspective of regional accessibility along the rail, Chongqing established Metro line Line1theoretical calculation model site scope to Chongqing rail transit Line1line each site affects the RADIUS study. Studies have shown that with increasing rail transport distance from the city centre, rail transit site an incremental trend in sphere of influence.(3) Quantitative study of rail transit effect on surrounding residential land prices. On selected rail transit Line1line around quantifying the characteristics of residential land price variable, select best dependent variable in the regression results, since the variables are Box-Cox conversion functions, construction of rail transit Line1line a hedonic model of residential land prices around. Research results show that distance rail transport distance coefficient is negative, indicates that residential land prices and mass transit site from negative correlation exists, namely rail transit stations farther away, accessibility and convenient for its residential variation, their premium reduced accordingly. At the same time, residential community distance rail transport distance for each additional1%, λ=-0.12conversion rates (λ)0.105.
