Factors which can influence residential prices may be divided into individual factors, regional factors and general factors. However, apart from being influenced by the region and location factors, the levels of residential prices in different cities vary because the level of development of a city, i.e. the level of urbanization of a city, influences the residential prices in it greatly. The differences in residential prices in the cities whose location conditions are not very different are mainly caused by the different levels of the urbanization developments in them. At present, most of the studies on residential prices focus on how the internal factors of cities, such as individual factors and location factors, have effects on residential prices, and fewer studies are about the general factors which help to form the level of residential prices. Through the study on the relationships between the changes of all urbanization indexes and the level of the residential prices in the developing process of a city, this paper is to find out general rules in the relationships between urbanization developments and residential prices in cities.Firstly, the current situation of the environment related to urbanization in our country is described briefly, and all the indexes related to the development of a city are analyzed. Secondly, the existing index system of urbanization which has been studied and set up is summed up and analyzed, and an appropriate index system of urbanization is set up. Finally, combined with the statistics from 2000 to 2007 in Lishui, Zhejiang Province, the relations between urbanization indexes and residential prices are made a simple regression analysis and a multiple regression analysis, utilizing the corresponding mathematical models and several statistical soft wares such as DPS2000 and EXCEL2003, etc.With the results of the analyses, a conclusion is given on urbanization factors which have caused the differences in residential prices in different cities, and corresponding constructive comments are put forward on how the current urbanization policies and guidelines in our country can reasonably control the level of residential prices in cities, esp. the cities like Lishui.
