After nearly two decades of development, China's real estate market is unceasingly mature, the competition intensifies day by day and gradually from a seller's market into a buyer's market. Facing the keen competition, real estate marketing becomes critical. Real estate marketing plan is a response to fierce competition in the real estate market; it is an emerging disciplines about how to proceed with the real estate marketing.This article divides into six parts. The first part is an introduction. The second part introduces the theory of real estate marketing. The market segmentation theory, the demand for the level of theory, competitive strategy and other related theories is the theoretical basis of real estate marketing, and real estate marketing is subject to several factors such as external markets, real estate projects, real estate enterprises and consumers. In addition, the related real estate marketing's strategy is unceasingly innovating. The third part introduces the basic situation of Qingdao Dongfang spring project, including the status of the real estate market, marketing environment analysis and competitor analysis and so on. The fourth part introduces marketing strategies of Qingdao Dongfang spring project. This section first designed a questionnaire in order to understand the needs of the market, followed by the introduction of a number of target customer training plan, and finally against the marketing process in different periods to propose different marketing strategies in order to adapt to the changing situation. The fifth part discusses the implementation of marketing strategy of Qingdao Dongfang spring project, including the training of marketing staff, marketing management, customer relationship management and other supporting measures. The sixth part has mainly discussed the questions which possibly meets in the marketing process and should adopt what kind of coping strategies. The last part is a summary of the full text.Under the current economic crisis's situation, the real estate market is at the murky condition. At this point, to the real estate business, how to do a good job of marketing is particularly important. Marketing at the time, there must be a comprehensive marketing plan and marketing strategy to take full account of all possible difficulties, completes the counter measures promptly.
