With the continuous development of China's comprehensive strength and national economy,the real estate industry,which has become a pillar of Chinese economic development,has being developed rapidly.It is playing a decisive role in the development of economy and society,improving people's living condition,as well as accelerating the urbanization process.However,Chinese economic development is keeping adjusting the structure and growing steadily.All walks of life are having a hard time in the deepening reform and innovation driven,The market is becoming more and more competitive day by day,the real estate industry is no exception.Housing prices profit margins are greatly reduced,the goal of destocking seems imminent,besides,the available land resources are on the decline.In such a fierce market competition environment,how to improve their comprehensive strength and cultivate the core competitiveness,formulate scientific and reasonable marketing project will become the key talent show in the competition among real estate industries.Based on the real estate marketing related theories,considering the PEST model,Potter's five forces model,The SWOT analysis model and The STP marketing strategy theory as the main tool to take Juyin Xindu project Of Gansu Jianzong Property Company as the main object of study,With the literature study and questionnaire survey as the main method,this study right the related data on Juyin Xindu project correct and sort out.On the basis of projects and investigation,using the marketing analysis tools to project their own internal and external environment,such as the advantages and disadvantages in an objective and accurate analysis.In the project to make the market segmentation,choose target market and product market positioning,formulate Juyin Xindu project marketing strategy and marketing scheme combination,put forward the concrete marketing strategy combinations.In order to ensure the smooth implementation of Juyin Xindu project's marketing strategy and the expected effect,we made targeted implementation guarantee and control measures for the project.There are two desired effects in this study,on the one hand,it can provide practical support for theory further enriched and innovation,so as to make the latest project marketing theory guide the project practice process more effectively,on the other hand,marketing strategy formulation and implementation of other development projects in Gansu Jianzong Propety can be built in order that it provide practical reference value to improve the company's project overall marketing level and lay the solid foundation to achieve long-term development of enterprise.
