| With the healthy and rapid development of economy and society,the viewpoints of consumers become increasingly mature and more and more interested in vacation travel.However,the real estate market is still not perfect,the tourism real estate has characteristics of long investment cycle,large amount of investment,and so impacted by complex factors,so it exists many uncertain factors,which even cause great loss of developers,or bankruptcy for the developers.Therefore,the risk management research for tourism real estate has important practical significance.Based on the requirements of the tourism real estate risk management,first, defines the concept of tourism real estate,expounds the characteristics and classification.Then analyze the status of tourism and real estate investment problems, simultaneity combined with the theory of risk management,form perspective of risk identification and analysis,study the risk factors of tourism that impacts the real estate investment.For the entire life-cycle study of tourism real estate,analyses the real estate projects in various stages of the development of risk factors,get the reasons for real estate investment risk.Then,combined with Fuzzy Evaluation method and AHP, using AHP to determine weights,build the evaluation model—AHP based on fuzzy comprehensive,depending on the evaluation of target system,make the risk evaluation and control the for the real estate investment projects in order to guarantee getting the scientific,objective,reliable conclusion and reflect the actual situation. Finally,analyze the real estate investment projects"×××"as an example to validate the effectiveness and practicality of the model.By analyzing the status of the project risk management,making risk identification of project development the using the model—AHP based on the fuzzy comprehensive evaluation,quantitatively evaluates the risks and take measures to avoid risk,so that decision-makers can make a more rational and scientific decision-making. |
