The Empirical Research Of Land Intensive Using Of The Rural Residential Areas In Chang-Zhu-Tan Area

Land is one of the basic resources which human survival and development depend on.With the accelerations of industrialization and rural urbanization,the contradiction between land supply and land requirement caused by extensive land use has already become the unavoidable practical problem to the sound and rapid economic growth. Therefore,it has important theoretical significance and practical value to carry out the research on economical and intensive land use,especially the study on the approaches and strategies to enhance the level of rural land use.For a long time,spontaneous generated rural residential area lacks of unified planning and layout owing to historical reasons;which is shown as great number,scattered distribution,large area occupied and extensive land use.It has wasted a lot land resources.Under the macroscopic background of building a resource-saving and environmental-friendly society,Based on the previous research,the author draws lessons from related fields' research,such as land consolidation and economic and intensive land use in rural residential areas.In this paper,it first analysis the problems and the social root causes existing in the current land use in rural.Then,it introduces the concept and connotation of intensive land use and economic intensive land use in rural.Subsequently,in accordance with the principles and methods of a system of indicators,it sets up the system of driving factors and potential estimation for the economic and intensive land use in rural. Finally,it makes an empirical analysis of Zhuzhou.After assessment and calculation,it gets a result that the driving forces mainly consist of the developments of township enterprises and rural urbanization.Besides,the three more potential cities to intensive use are Liling,Tianyuan and Zhuzhou.On this basis,the ways to improve the level of rural areas' intensive use is concluded as follows:on the one hand,we should continue promoting the integration course of the three cities to accelerate the development of economic society;on the other hand,we should reform land system and other related laws and regulations to unfold extensive publicity and education and to actively promote land arrangement.
