With the development of the national economy,real estate transactions are increasingly frequent,and second-hand housing transactions considered as an important part of real estate transactions has affected the healthy development of the real estate market to a large extent. Currently,China's second-hand housing market is not mature.Second-hand housing markets in Xi'an develops more slowly compared to those in Guangzhou,Shanghai and other cities. Risks on second-hand housing transaction has been the focus of the main concern of the economy.,but the researches into risk management in real estate are now concentrating on real estate development stage,while few researches into the risks on second-hand transaction are involved.According to this background,I make clear the purpose as well as the meaning before determining the scope of the study and then determine the research programs.Of course,this article is based on a great deal of information in reading.I've known about the risks in the course of second-hand housing transaction by analyzing the present conditions of the second-hand housing and using risk identification methods.In order to identify the risk factors of risk,I combine quantitative analysis and qualitative analysis after collecting data by questionnaire together with expert-level analysis and scoring.And then,I sort the risk factors and analyze and evaluate the risk factors on second-hand housing transactions in the intermediary business.The study has found that the risk of the main transactions has greatly affected the second-hand housing transaction.Finally,I work out appropriate response measures,according to the evaluation results based on an analysis of the risk of the development s in order that the second-hand housing market will develop healthily and orderly.
