Research On Increasing Middle And Small Property Management Enterprises' Core Competition

With the thorough of economic globalization, the middle and small property management enterprises are facing the unprecedented opportunity and challenge. On the basis of the discourse of core competitiveness theory, this paper analyzes and researches the main content, the characteristic and the acts of core competitiveness. It also discourses that the core competitiveness in middle and small property management enterprises is a kind of special ability or knowledge system forming and accumulating in the long-term development of the enterprises. This kind of special ability or knowledge system can effectively integrate the resource inside and outside the enterprise, can bring more value and benefit to the consumers, can support an enterprise to gain the continuous competitive advantages in one or many products or service market.On the basis of the analysis of the present competitive situation of middle and small property management enterprises in our country, this paper establishes a system of the core competence of property management enterprises and explores the relationships among the constituents. There are many problems existing in property management enterprises which are the small size, lack of experience and sense of honesty, backward service concept. At the same time, the stuff is not so competent, they are not so marketalized and most of them are weak in competition. The cultivation of core competition is the key to the resolution of the above problems. The core competition of property management enterprises is composed of management ability , service ability, creativity and the ability to integrate the resources. Management ability and service ability are the direct representation of the core competence of middle and small property management enterprises; creativity and the ability to integrate resources are in the middle of the core competence, they are the basis of management ability and service ability, the creativity is the kennel of the core competence. Finally, this paper proposes some effective ways to cultivate the core competence of middle and small property management enterprises. The first one is to strength the system construction. The second one is to highlight brand construction. The third is to reinforce the management of labor force. The fourth is to promote an enterprise' creativity. The last one is to establish academic groups.Since only can enterprise learn to search and cultivate their core competence, could they get predominance in fierce competition, could ensure our nation's invincible position in globosity, the research would be beneficial to the development of middle and small property management enterprises in China.
