In recent years, under the macro policy of speeding up pace of small town and urban rural manpower development, the small town develops fast, and urbanization rate rapid growth about one year one percentage point. The development of small town has their own characeristics, can't copy the big city's sigle development model of land use zonation. Under the bachground of urban rural development, small town's land use is developing in direction of plurality, and land moderate mixed use will be a inevitable development direction. Only insist on this, small towm's land resources can be securited to sustainable utilization . Now that small town's land mederate mixed use has become to a inevitable development trend, it is necessary to evaluate the mixed land price, make the land market had something to depend on, and promote the land reasonable conversion. This paper based on land price summary, land price principle and important parameters, studied on the mixed residential land price of small town, and used tradition methods, such as income approach, market comparison approach and hypothetical development method, take per meter add method, space coefficient method and using conversion method for example, to evaluate the mixed residential land price based on practical case. Among them, using conversion method is the emphasis in this paper. Initially, uding conversion method is used to evaluate the special land, but in this paper, it was used to evaluate mixed residential land price of small town, and intorduced its thinking and process. At last, through several methods analysis and comparison, determined the value of correction coefficientâ–łC, calculated confidence interval by mathematical stastics, and confirmed the applicability of using conversion method.
