With the transfer of Chinese real estate market from growing stage into maturity, the real estate industry's competitiveness has also been gradually standardized. Considering the fierce competition in the industry,in order to obtain operating profits,businessmen in real estate should not only provide the proper houses to the market,but also reduce the cost of development, strictly control the management costs,improve the percentage of the profits,to lower the real estate development costs and improve project profitability and enhance their ability to resist the market risk. This dissertation takes real estate project as research objective and study the cost control profoundly. It points out the cost control method based on different stages and then take an example. It has a certain effect on practice.For the ideological errors which is to control the total project cost mainly by reducing costs of the construction phase, with the specific cases in real commercial environment,this dissertation uses the concept of the process of cost management,elaborated on how to control the project cost throughout the entire process of project development, which is in order to effectively control the cost of the project, the companies should not only take measures in the decision-making and implementation of projects in all stages, including pre-planned, the project market positioning, the design scheme for the planning, construction and procurement, sales control and management,operation and financial management of funds, property management and so on,through the election of the technical experts on the merits of the program by comparing their economic costs and benefits of decisions, to implement the concept of cost control and means of infiltration in the measures of each stage of development at the same time,but also pay attention to the mutual influence and mutual links various stages in the implementation of various projects, using the ideas of systems engineering, from the overall perspective systematic grasp of the project cost,to co-ordinate the purpose of cost control project, which will further enhance the company's core competition, to make them maintain a superior, steady development in the ever-changing national macro-control policies and industry consolidation.This paper has a innovation, that is the whole research is based on the whole project life cycle, get the goal by dividing the project life cycle into different stages and then make them as a whole. It has its own contribution in theory research and practice.
