Research On Real Estate Project Cost Management Of LX

Over the past 10 years, the real estate industry achieved rapid development; it has become a new economic growth point and backbone industry in the national economy. A lot of investors poured into the market due to the considerable margins and low entry barriers. The competition is becoming increasingly fierce. In recent years, exorbitant prices of buying house were not only got the criticisms from people but also concerned by government who worried about the overheated real estate industry harming the economy long-term, healthy development. So a series of the tight policies were introduced. Under the fierce market competition and adverse macro-control policies, the enterprises have to abandon the rough development model and shifted to strengthen management, particularly in project cost management in order to enhance the competitiveness of enterprises.Taking LX Nan Yuan Project as an example, and on the basis of analyzing the problems and their causes in project cost management, this paper puts forward the integral solution of LX real estate project cost management, i.e., the idea of using project full life cycle cost management, project full process cost management and project total cost management, so as to establish and improve real estate project cost management system and give highlight to earlier stage project cost management.LX real estate project cost management system includes several aspects of project cost management subjects, cost management objects, cost management contents and cost management measures, etc. In the part of design of LX real estate project cost management system, this paper carries out study on project cost estimation, project cost budget, project cost control, project cost examination and project earlier stage cost management, and relevant specific measures. Thereafter, the Safeguard measures to strengthen LX real estate project cost management are discussed.
