The importance of real estate goes without saying. First it has connect with the condition of inhabitancy, living comfortable or not has connect with the quality of people's life, therefore the policy of housing and the development of real estate will infect whether aims of the development of society will achieve, also it is one of the import intension of the well-off life. Second, the real estate provides employment opportunities, gives a strong impetus to economic development. It will be one of pillar industries in national economy in a long time. Finally, the real estate has a long produce cycle, needing a vast of financing, so it has infection about finance. Therefore, analyzing the relationship in the real estate market is important. The existing of asymmetric information, and the complex relationship in the real estate market game make the competition between real estate firms is vicious, the lack of trust between real estate firms and investors, the divergence of price between real estate firms and customers. All of these inflect the harmony.On the base of researching the status in quo about the theory of mechanism design and the game theory, using the theory of mechanism design, froming the four types of the game theory analyse the game between real estate firms and investors. At the same time, quoting the policies which set by home and abroad, analyzing the influence. According to the behavior of reducing the price nowadays, from the angle of price war analyse the game between real estate firms about pricing, posting the essence of reducing price.The conclusion which we can drew after analyzing the game between real estate firms and investors is the real estate firms will choose do nothing after gaining the funds. Therefore, we can offer the proposal from the information cost and incentive compatibility. After analyzing the relationship of real estate firms, they should know that only boosting the speciality of produce, the quality, the degree of satisfaction, and building the brand, can talent showing themselves in the intense completion. In the analyzing of the real estate firms and the customers, we get the conclusion that in the deal, customers are at a disadvantage. To change this situation, the main way is enhancing the professional knowledge of customers. This thesis on the base of asymmetric information in the theory of mechanism design and the game theory, to understand the relationship of the real estate market more deeply. Hoping will give some help in the research of the real estate market.
