In recently years, with the rapid development of China economy, the real-estate has been a very greatly rise of competition. Especially in wenzhou, where people are very wealth and the same time there is very lack of land, the real-estate is more competitive than others. But with the increasing regular and science of real-estate market, people have become more reasonable for buying house. The main theme of the paper is to make the effective marketing strategy.The paper study the project by the method that theory analysis is associated with practice and particular product is associated with marketing regular. First of all, the paper analyse the project's environments of inside and outside, then make the marketing position about project. In addition, the paper study the living concept and develop tendency of real-estate in wenzhou and then make the design plan by applying the sciential marketing theory.Last,the paper stressed the significance of the planning work in villa development.To starting from satisfaction of custom,by the systemic and cultural thinking,regarding the relationshipof environment,plan,execution and control.Then make a marketing plan of the peninsula bay villa!...
