With the rapid growth of the real estate industry,the demand for industry reform is increasing,and the competition in the real estate industry is becoming increasingly fierce.In the increasingly competitive market environment,the choice of real estate marketing strategy is directly related to the success or failure of the real estate development project.Kelameili mountain villa project is the first project in Changsha city of developer Hunan Zhenghao Development Co.Ltd.’s,it is very important for the development Changsha market,and even into the regional market in Hunan province.Therefore,it is of far-reaching significance to formulate appropriate marketing strategies so that Hunan Zhenghao Real Estate Development Co.Ltd’s will achieve sustainable development.This paper firstly summarizes previous work on real estate marketing,analyzes the Kelameili villa project in the macroeconomic environment,industry environment,internal environment,and the current competitive environment is analyzed,using the SWOT analysis method the existing advantages and disadvantages,opportunities and threats of Kelameili villa project were analyzed.Combined with the analysis of target customers,the marketing strategy of carat beautiful villa project is obtained.The marketing strategy expounds the four strategies of market positioning,product strategy,price strategy and channel strategy.This paper puts forward corresponding marketing strategy,Kelameili villa project sales target and marketing strategy in the target implementation steps,finally,safeguard measures from the construction of enterprise culture,human resources,financial capital,and the informatization construction of several of the successful implementation of the marketing strategy.Marketing theory,as a discipline of studying the law of marketing activities,has a strong guiding function for marketing activities of all walks of life.Through the investigation and investigation,this article sets up a complete marketing strategy for the project,which not only hopes to promote and guide the development of the project,but also to give a reference for other enterprises in the same industry play.
