The Analysis Of Effect Of The Real Estate Industry To The Economy In Shaanxi Province

In recent years, the real estate industry of China continues warming, the investment of the real estate development enterprises is 3178.3702 billion yuan in 1997,and it get to 19422.9147 billion yuan in 2006,the prices of the houses get to new high in many places, the signs of overheating in the real estate industry is emerging. The overheated real estate is the important factors of overheated investment in fixed assets . So, the big impact of the real estate industry to the national economy is clearly to see. This paper studies the impact of the national economy in Shaanxi Province by the real estate industry.This paper first discusses the related concepts in the real estate industry, analyzes the internal relations amang the real estate,the real estate industry, and its makets. Furthermore, the paper present the status and roles of the real estate industry in national economy and the analyzes the influence of major economic variable of the real estate on national economy.Then,this paper analyzes the basic situation of the real estate industry in Shaanxi Province,discusses the basic characteristis of the functioning of Shaanxi province through the total investment ,the investment structures,the total amount of supply and market,price,numbers of the real estate enterprises,etc.In the latter of this paper, we chose several important economic variables of the national economy in Shaanxi Province, and established the econometrics model of the real estate development investment and them. The models showed that the investment of the real estate development has a notable impact to these economic variables, the real estate development has negative correlation with these economic variables, this is because the real estate industry in China is the emerging industries,not grow up to the period of maturity yet and the impact of the national policy on it is very clear,although the real estate development investment trends of a rapid increase as a whole,but it has a biggish undulate in the short-term,and investment in real estate development accounted for a small proportion of GDP. This also shows,although the real estate industry have an obvious impact to the economy ,but not the decisive fact at present.
