China is in the stage of accelerating urbanization,the population of large cities is increasing,which provides a large amount of demand for the real estate industry.However,the rapid development of the real estate industry has caused the real estate price to rise continuously,which has occupied the purchasing power of the residents,resulting in insufficient development of the real economy,thus hindering the advancement of urbanization process.In view of the problems in the process of rapid urbanization,the central government proposes to reverse the development approach that focuses only on speed rather than quality,and adopts the new urbanization strategy as a national-level development strategy.Steadily advancing new urbanization is closely related to the healthy development of the real estate industry.It is of great significance to study the interactive relation between the new urbanization and the real estate industry in order to achieve a win-win situation,promote economic growth,and rationally formulate policies.On the basis of teasing out domestic and foreign research literature,this paper uses the basic theory of urbanization and real estate industry to qualitatively analyze the interaction mechanism between the new urbanization and the real estate industry,and analyzes the existing contradictions between the two parts.From the four aspects of population development,economic growth,residents' living and infrastructure,this paper selects relevant indicators to construct a new urbanization evaluation index system,and uses the entropy TOPSIS method to comprehensively evaluate the new urbanization level of Shaanxi Province in 2016.The results show that the new urbanization level has characteristics of spatial differentiation,and the comprehensive urbanization level in the Guanzhong and Northern Shaanxi cities is in the front rank,while the development level in the Southern Shaanxi is relatively low.According to the new urbanization score,the cities can be divided into four levels.Xi'an has the highest level of new urbanization.Baoji is a type of city with the higher level of new urbanization.Yulin,Yan'an,Tongchuan and Xianyang are cities with lower level of new urbanization.Hanzhong,Ankang,Shangluo and Weinan are low-level new urbanization cities.Based on the evaluation results of new urbanization level in Shaanxi Province,this paper selects per capita real estate development investment to reflect the development level of real estate industry,and uses path analysis to study the interaction between new urbanization and real estate industry.The result shows that the positive impact of the new urbanization factors on the real estate industry from the large to the small are the living standard,economic level,infrastructure statue and population status in turn,and the living standard of the residents is the main direct factor to promote the development of the real estate industry,and it is also the main factor that other factors indirectly affect the development of the real estate industry.The new urbanization level is significantly related to the commercial housing price and the area of completed housing,and the direct effect of the commercial housing price on new urbanization is even more significant.Finally,from the four aspects of population development,economic growth,living standards and infrastructure,relevant recommendations are made to promote the coordinated development of new urbanization and real estate.
