Housing is a heterogeneous commodity, the key problem of which is the price. Housing prices is not only in close contact with the living life of common people, but also the urban economy development and social stability. The pricing of the commercial housing is much more complex than other commodities because of its uniqueness. The purpose of this thesis is analyzed and found the main impact factors which affect commercial house price according to the characteristics of Chinese commodity housing prices and the forming mechanism, applied the hedonic model to commodity housing price decision by referring to the former research and investigations of the partiality of consumers which includes location condition, built structure and neighborhood circumstance, set up the hedonic pricing model suitable for Xi'an commodity housing market by the study on the relationship between housing characteristics and housing prices. Based on that, a further verification of the applicability of the hedonic pricing model for housing market pricing is made.This paper is main to resolve the price problem of the commercial house, it is conductive to consumer to carry on residence choice decision in various impact factors and avoid loss. It helpful to developer t to make a reasonable pricing and to provide a reference for item operation; it also available for government to establish the price instruction of the commercial house and to provide some information for urban planning, city function improvement and infrastructure arrangement etc.
