Since 2004, the State Council is considered the real estate market control as the essential content of strengthening and improving the macro control ,and taking a series of measures for it, which basically restains the tendency of the real estate development investment, credit and land over-supply. But at the beginning of first season in 2005, the prices of houses for sale go skyrocketly, and the investment sacle of real estate in partial areas over expanded, the structual problems of houses for sale are further outstanding and the order for real estate market is in complexd state. Under this circumstances, the huge space will take place for the real estate investment and development. But with the state macro control & the increasing maturity of the real estate market, the real estate investment also bears the great risks.First of all ,in thesis outlining the market situations & operating features for the real estate in recent years , but commenting on the economic effect evaluation of investment scheme, evaluation system and evaluation method in detail ,meanwhile, some examples are given in illustrating the best investment scheme selections and procedures, the control method of project costs and the measures of lowing project risks during the engineering project administration. On the other hand, briefly introducing the present financial channels and source of funds in real estate industry. Then focusing on introducting real estate investment risk factors and measures of lowing investment risks. Finally, narrating the effect on real estate industries as to macro polices , and putting forward some proposals for real estate and relative investment risks.
