| The feasible analysis of the real estate investment is a comprehensive science, together with many kinds of disciplines achievement in order to guarantee the best economic effect of the property development project, which has been developed in the recent years. It bases on the economic theory, adopts a set of effective scientific analyses methods, does the comprehensive and systematic investigation, study, analysis, calculation from the two aspects of market and the benefit, makes comparisons and choices among the plans. Besides, it forecasts the economic effects of post-investment so as to obtain the best economic benefit of the project and reduce the unnecessary loss.Since the reform and opening policy, the real estate industry of our country has obtained the swift and violent development, especially in recent years. But as a result of the historical reason, our real estate investment started later, the initial period was not regular, some real estate investment decision-making depends on " sudden and casual decision ", some investors depend on " gambling " behavior to gain huge profits and even some investors do not pay attention to the feasible study of the project, the loss is always serious. Entering the new era, the environment of the real estate investment gradually tends to become mature, the standardization of laws and regulations on the real estate and the market behavior will make the future investor soon face a complete real estate market system and a fair, just and open competition environment, of which, the feasible study in the real estate project investment appears especially important.This article tries to discuss a comprehensive, scientific and standard pattern of the project feasibility study according to the real estate and the property development characteristic, expecting to provide the investors and decision-makers a scientific and objective reference. Meanwhile, combining some references and research materials from home and abroad, this paper has established a set of more complete project feasibility study appraisal system, namely a method which combines the SWOT qualitative analysis and the appraisal index system—quantitative analysis, to analyze the investment feasibility of Qingdao Tiantai CanaanAmerica project to some degree and discuss the feasible investment process and the method thus establishing the important status of the investment feasibility analysis in the management of modern enterprises. Moreover, this article mainly focuses on the promotion and practice of the investment feasibility analysis, for the purpose of providing the reliable investment opinion to other project in the future. |
