| With the rapid development of industrialization and urbanization, promoting the growth of industry has increasingly been an important means for the fast growth of regional economy. However, because of the particularity of industrial land on the regional economy, the main pattern of industrial land assigning in our country is private negotiation. Considering attracting investment to boost regional economy and gaining achievements, different levels of local governments have generally adopted a strategy of price competing for attracting investment and brought many negative consequences to the industrial land market as well as its management.Land management is the basis of normal development of China's land market, and the industrial land prices and its management is the important part of land price management. The industrial land is of great important during the development of economy in our country, and so the study on the industrial land price and the relative strategies is particularly crucial. Carry out the study on strengthening and improving the management of China's land prices, and regulating the price of industrial land in China is of great significance.Base on the introduction of the dynamic researches on industrial land prices and management and relevant theories, the paper introduces the process of industrial land price's development and its temporal characteristics in southern Jiangsu province. Then it analyzes the spatial differences of industrial land prices of the five cities in southern Jiangsu province starting with the exchange price and the lowest consultative price, and it also analyzes the influential mechanism of the industrial land price of the five cities from the aspects of location, scale of the regional industrial clustering, economic factors and governmental actions. Based on those, the paper carries out the discussion on the existing problems in the use of industrial land, and proposes some countermeasures from the aspects of the market management of industrial land sale, improving the intensive use of industrial land, improving the industrial land transactions and its supervision after sale, so as to standardize China's industrial land prices, improve the system of industrial land policy and realize the sustainable use of industrial land. |
