Study On The Evolution Process And Influence Mechanism Of Industrial Land Use Efficiency

With the rapid industrialization process in the last 40 years after the reform and opening up,China’s industrial development has entered the middle and late stage of industrialization as a whole,but the industrial development is still in an extensive mode.In terms of stock,industrial land still accounts for about 20% of urban land.In terms of supply,the supply of industrial land remains high level.In terms of the utilization horizontal,there is still a gap between the country’s unit land industrial output value and that of developed countries.Although the government has introduced many regulation policies to promote the efficiency of industrial land use,the effectiveness of the policies remains to be verified.In order to explore the efficiency of industrial land use,this paper takes Jiashan county as an example for empirical analysis.Firstly,an input oriented DEA model is constructed to calculate the industrial land use efficiency in eight towns of Jiashan county from 1999 to 2016,and decomposing the comprehensive efficiency into pure technical efficiency and scale efficiency for static analysis and evaluation.Secondly,the Malmquist index and Moran’s I index are used to analyze the space time dynamics of the industrial land use efficiency of each town in Jiashan county.Thirdly,the spatial econometric model is used to explore the influencing factors of the industrial land use efficiency.Finally,based on the empirical results,putting forward some policy suggestions to improve the industrial land use efficiency.The research results of this paper are as follows :(1)among the towns in jiashan county,the overall industrial land use efficiency of Taozhuang town is the highest.Compared with other towns,it is in the optimal state of allocation.The industrial land use efficiency followed from high to low is Ganyao town,Yaozhuang town,the county,Tianning town,Dayun town,Xitang town and Huimin street.(2)from the perspective of the time evolution trend of industrial land use efficiency,the overall industrial land use efficiency of jiashan county shows a growing trend,which mainly benefits from the progress of technology and the improvement of technical efficiency.(3)in jiashan county the largest growth rate of industrial land use efficiency is Yaozhuang town,there are four towns of industrial land use efficiency showed a trend of increase,Huimin street,Dayun town,Xitang town,Ganyao town.Taozhuag town industrial land use efficiency is relatively stable,and industrial land use efficiency of the county and Tianning town is a downward trend.(4)the jiashan county each towns of industrial land use comprehensive efficiency show significantly positive spatial correlation,and the spatial correlation between the towns in strengthening in recent years,spatial agglomeration mainly appears as L-L and H-H,the L-L area is mainly in the south of jiashan county town of Dayun town and Huimin street,the H-H area is mainly in the north of jiashan town like Xitang town,Yaozhuang town and Ganyao town.(5)industrial land supply,price for the transfer of land for industrial use,industrial structure,enterprise innovation has significant effects of industrial land use efficiency,among them,the industrial land supply for industrial land use efficiency is negative,the influence of the price for the transfer of land for industrial use,industrial structure and the influence of enterprise innovation of industrial land use efficiency is positive;The industrial land use efficiency of neighboring towns also has a significant positive effect on the industrial land use efficiency of these towns.
