| Now,as a result of the persistence of the trend of large rural population tend to city,and the standard of living is improved,people is heightening their standard to the housing demand,so the need of real estate is going on without decline,many real estate dealer analysis or study insufficiently about macroeconomic situation and market requirement,for the future,under the policy of government will increase housing supply, along with the change of the need and supply,who not to do meticulous analysis of the feasibility studies and decision-making,they will in face of huge risk in their investment.Otherwise,the information on which real estate investment decision is based increases and becomes complicated.Promptness as well as accuracy and completeness are required while handling information.The traditional manual dispose data can hardly meet the need.All these give birth to this essay.In this paper,based on quantitative analysis method of engineering economy and modem decision-making theory and operational research,the content of this paper has three aspects.One is index appraisal method used in real estate investment projects,farther expatiated the index in feasibility studies and schemes compare.One is study in types of real estate projects portfolio investment decision,using mathematical programming method set up a mode of decision of quantitative analysis,that can optimized distribution of the investment,also studied how to use groupware in Excel the most useful soft to solve question of mathematical programming.Anther one is study in choice decision of types of real estate projects,using the analytic hierarchy process(AHP)method also set up a mode of decision of quantitative analysis in real estate investment types decision.AHP and mathematical programming is the important branch method theory of the operational research and optimization,they have unique superiority to consider multi-rule and portfolio decision,but they haven't been used in abroadly.If who want to decide synthetically to consider multi-rule and portfolio optimized,it is necessary to use these two method to assist decision.In practice of decision,reference to these modes in this paper can help the decision-maker seek investment benefit maximal,reference to use soft method of mathematical programming in Excel,can solve quickly,so decrease amount of manual dispose data and shorten time.reference to AHP mode in choice decision of types of real estate projects,can integrate quantitatively and qualitatively to make decision, synthetically consider the demand of muti-rule appraisal,to the end of make an optimized decision considering all-sided factors. |
