However, behind this high speed development the investment risk is also growing increasingly large. Not only the profits but also potential market changes must be carefully considered in the real estate investment project. Risk management would add the profit, enforce the ability of market competition, increase the ability of anti-risk and maybe enhance the macro-control in the market of real estate to facilitate the real estate industry to develop healthily.The thesis, which is based on the theory of risk management, researches on risk analysis and countermeasure in developing investment in real estate. Combining the experience in investment of real estate with the analysis of factors of risk in the investment of real estate and aiming at the important factors, for instance, the general price fluctuation index, the demand risk, the interest rate risk and the decision risk, standard deviation of the net present value is used as the quantitative index of various kinds risk and a risk measure model is built based on the accepting the quantitative analysis and qualitative analysis in the past. For the sample risk and general risk, the thesis gives a risk forewarning model and risk evading tactics. All of the work will play an important role in ruling the industry of real estate. |
