Taking Chongqing city as an example, this thesis analyzes the spatial and temporal variation of land price for different purposes (commerce, residential, Industry) dynamically, on the basis of data from monitoring of urban land price and samples of dealing in urban land market, with the analytical software. Then the paper obtains the tendency of temporal variation and the characteristics of spatial distribution in urban land price of different use in Chongqing, providing the scientific basis for optimizing the structure of land use, adjusting and controlling urban land market, promoting the development of the city healthy and rationally.This thesis introduces natural, social and economic general situation of Chongqing , and the characteristic of temporal spread and spatial expansion that has changed in city land use. With the investigation of urban land price in Chongqing, the paper expatiates the dynamic monitoring system of urban land price concretely, and points out that the system has extensive application. With analytical software, the author analyzes the variation of monitoring site between the year of 2000—2006 and the dealing information of remised land between the year 2000—2006 in Chongqing. Therefore the author reaches a conclusion that urban land price constantly with time, and that the land price has the particular characteristic of spatial distribution for different purposes.The result of the study shows that urban land price of Chongqing have the ascending tendency, and the integrative land price was 1210 yuan/m~2 in 2006, which was 3.15% increase than the integrative land price in 2005. Compared with the situation in 2005, residential land increased fastest in different type land (commerce land, residential land, Industry land), it's land price increase rate was 3.62%, meanwhile the lowest land price increase rate was found in commerce land, only 1.96%. No big fluctuate of city land price was found between quarters in 2006. Taking land price of 2005 as base, the average increase rate was about 1% in 2006, then we could conclude that there was a slowly increase in the year of 2006.The relationship between land price and the house price of Chongqing city in 2006 showed that the land price's increase scope was smaller than house price's though both of them increased in 2006. The average increase rate of land price was 3.15%, the increase rate of GDP was 10%, the increase rate of capital asserts investment was 25%. The increment synchronized among land price, GDP and capital asserts investment, but the increase rate of land price was lower than increase rate of GDP and capital asserts investment. The urban land price of Chongqing city showed that the land price declined from the center to urban fringe, and ,the high-level price of land tends to stability, while the low-level price of land rise fast because the infrastructure is improved. Land price in the city reduced from the center to urban fringe, presenting the circle structure obviously, with certain special continuity and variability and region imbalance.Taking 2000 as the base period, the land price of commerce land, .residential land and industry land increased steadily from 2000 to 2006, while bigger difference was found using land rank. The land rank was classified into ten. For commerce land, the more increment were found from six to ten rank, their average increase rate was 96%, while the increment of one to five rank were less and their average increase rate was0.31; For residential land, the more increment were found from six to ten rank, their average increase rate was 111%, while the increment of one to five rank were less and their average increase rate was0.31;For industry land, there is a slowly increase in 1—3 rank lands, their average increase rate was 6%; greater increment were found in 4—6 rank lands, which average increase rate was 42% generally; and the greatest greater increment were found in 7and 8 rank lands, which average increase rate was 75% generally.Synthetical analysis about Chongqing land price indicated that the good economical situation of Chongqing will continue, and the city land price will keep rising in the future. However, the increment of land price would not be high with the national macroeconomic regulation and control dynamics.
