Since 1991, China has attracted the most foreign investments comparing to other developing countries for 15 years. The real estate field has become a main field and the second largest business for attracting foreign investments. As in China the real estate field is managed under the current account, it is very convenient for the foreign investment to flow cross-border in the form of purchase the domestic real estate. The real estate market has become a channel for the "hot money"to in and out. These "hot money" are very dangerous, on one hand they increase our real estate market's bubble, and on the other hand, they will do harmful to our financial system. Therefore, supervision and management of the "hot money" of real estate field are urgent.This thesis contains five parts. Besides foreword and epilogue, the body involves the basic status of the foreign investments in China's real estate market, the foreign investments'impacts to China's real estate market, other countries'experiences on how to supervise and manage the foreign investments in real estate market, China's present supervision and management on the foreign investments in real estate market and some advices for strengthen the present supervision and management.For part 1, the author introduces the basic status of the foreign investments in China's real estate market by describe the stages of development and distribution of foreign investments together with their types and the reason to entering China's real estate market. The author uses a lot of data and diagrams in order to get a direct and clear effect.For part 2, the author analyzes the foreign investments'impacts to China's real estate market in details from both good and bad aspects, and then sets forth her view on this point. The author thinks the foreign investments'bad impacts to China's real estate market are severe than their good impacts.For part 3, the author introduces other countries'experiences on how to supervise and manage the foreign investments in real estate market. The author detail introduces the experiences of United States, France and Singapore and compares other countries'supervision and management methods, then sum up some experiences with reference points.For part 4, the author analyzes China's present supervising and management on the foreign investments in real estate market. Within detail reviews of present laws and regulations on foreign investments in real estate market, the author separately analyzes the successful points and lacking points of China's present supervising and management on the foreign investments in real estate market, and then sets forth her views in this field.For part 5, the author sets forth some institutional advices on how to improve supervision and management on the foreign investments in real estate market according to the analyzing of above paragraphs. And hope they will be helpful to China's supervision and management on the foreign investments in real estate market.
