With the domestic and foreign investment in the real estate market expanding instantly, the problem of the foreign capital has become the hot topic in the theoretical and business circles. To open up the real estate market is becoming an inevitable result. At the same time, as the economy becoming global steadily, there will be more large-scale foreign capital being injected in China's real estate field. So to have more deep research on the real estate market will make great significance to its long-term and stable development.This paper includes both theoretical analysis and empirical analysis. In the theoretical analysis part, the paper summarizes the current situation of foreign capital in realty business first, and researches on the channel and the motivation of capital inflows into real estate market. Then it analyses the influences of non-resident institutions and individuals, foreign direct investment, foreign real estate funds and foreign banks who invested in real estate market. In the empirical analysis part, this paper studies the relationship between real estate prices and inflows of foreign capital with the granger causality test methods. The empirical study shows that the foreign capital mainly concentrated in developed coastal areas, and the market share of foreign capital is small, so the influence of foreign investment to real estate prices is not significant.To combine the above research conclusion with China's policies of foreign investment to real estate market, this paper gives the relevant policy regulation suggestions to the problems of foreign capital. We should limit non-resident property investment appropriately, and guide the foreign merchants to invest correctly. At the same time, we should perfect the law as quickly as possible and strengthen the regulation of foreign estate fund, at last, we also need to strengthen the monitoring the flows of the foreign banks capital in order to prevent hot money flowing to our nation by this way.
