GIS Based Real Estate Market Survey And Analyze System Design

Real Estate Market Survey and Analyze System (REMSAS) is an important component in the process of real estate enterprises informatization and is also the difficulty of softwares integrating. The purpose of the research is that constructing an intelligent REMSAS to improve the work quality and efficiency of market analysis and decision-making people by analysising real estate market, consumers'need, giving the basic data for economic assessment and assessing the development environment. The system is designed with GIS, Excel and VBA.First of all, real estate market information is defined. Based on information required in the process of real esatate development, the frame of system is designed.Secondly, the GIS is analysised. In order to reduce the development difficulty and cost, Google Earth is designed to be the elements of GIS, Mapobjects is as the development tool.Then, two of sub-systems are designed. Price evaluantion and forecast system and development assessment and risk identifying system are important sub-systems in REMSAS.The math model, index system and method are gaven in the part.Finally, the interface between user and system and model management method is discussed. The interface between user and system is the representation of system and model management is the integrating basic of system.Nowadays, there are few researches on REMSAS. But it is obvious that REMSAS will be more and more important in the process of real eatate enterprises informatization with the improvement of real estate enterprises managemt level and information technology.
